We can use your pre-existing plans, plans that need to be modified or we can design your plans from the ground up. We begin the process with computer animations so that you can visualize our recommendations for your new build. Starcom also does kitchen and bath specific plans showing all the fine characteristics.

 

It is important to keep in mind that if you decide to have another person create the plans and challenges arise, it can cause delays and additional costs.  Building plans are typically in the $4.00 per square foot range. Costs can vary depending on complexity.

The availability of water, sewer and land accessibility are all vital aspects of your future home. We will advise you on the right materials, products and building techniques for your custom home based on your budget and vision. We typically follow up a site visit with a meeting at our design center located conveniently off Route 100 in Columbia.  These visits are complimentary, and it is an opportunity to see if we would be a good fit going forward.  Our design center has displays of cabinetry, flooring, countertops, tile, backsplashes, fixtures and more, which will help you with your selections.  Just as importantly, we have plans and hundreds of digital pictures of designs that will help guide you through the process.

 After we receive your design deposit, it is about 12 weeks for building permits to be released. The time frame from breaking ground to completion are typically 8-12 months for a custom home. This all depends on the size your new home will be, and the intricate details involved with building. Design time typically starts at approximately 2 months, but this depends on how frequently you can meet for plan development review. 

 

We secure all the necessary permits for your project.  Each county can vary in terms of completing their work.  If the property is on well and septic, this can extend the property permit approval process.  Six weeks is an average time frame to plan on from submission for town water and sewer lots.

 

Choosing a qualified lender is imperative as some institutions are better at doing construction financing than others.  We have sources that we can share with you if you are interested.
